In late May 2021, the listing of the Moscow Exchange included the investment units of real estate closed-end unit investment fund PNK rental under the management of OOO Industrialnaya Nedvizhimost Management Company (rated level BBB-|ru.am| in the Russian National Rating Agency non-credit rating of reliability and quality of services, “Positive” forecast), MOEX stock code RU000A1013V9. The investment units were included into the “Third level” listing of traded securities, with the opening approximated for 8 July 2021. As the result, the Moscow Exchange has now become the platform, where investors can acquire the fund’s investment units outside of the fund’s own pnkrental.ru platform.
The launch of industrial real estate fund PNK rental was announced on 7 July 2020. In the third quarter of 2020 PNK rental reported profitability of 4.23% (16.92% per annum), in the fourth quarter of 2020 – 2.92% (11.68% per annum), in the first quarter of 2021 – 7.63% (30.53% per annum).
Currently, investors can join PNK rental through a fiduciary management agreement: the management company will only have the right to acquire the investment units of PNK rental for the investor.
The investment fund only includes fully finished A+ class sophisticated industrial buildings constructed by PNK group with tenants from various sectors of the economy.
Today the fund comprises four industrial buildings with a total market value of more than 4 billion rubles. The facilities are located in the Moscow and Rostov regions, as well as in St. Petersburg. The number of the fund’s facilities will continue to rise as the fund grows.
At the moment, the threshold for entering PNK rental* through a fiduciary management agreement starts at 5,000 rubles, which is the amount that will allow the investor to acquire three investment units with a minimum clear balance of funds. The investments go straight into operation from the very point of investment: when the investor comes into ownership of the fund’s units, the buildings associated with them are already generating rental flow.
The investors’ funds are distributed across all buildings of the fund in equal proportion. Such diversification makes investments in PNK rental more reliable.
PNK rental has two investment models: one with quarterly payout of earnings and another – with their reinvestment.
